Before your home goes on the market, we will meet in person to evaluate the best possible listing price. I can coordinate a meeting with a home stager, handyman and painters to ensure your home is in the best possible condition to sell at the highest price. I will verify the property data with the building department to ensure accuracy when listing your home. I will create a “Coming Soon” advertisement to post on social media to produce pre-listing interest in the property. Once your home is in showing condition, I will schedule appointments with photographers and videographers, so your home is marketed with the best possible media. We will also create a special features list for your home. I will upload the pictures to the Multiple Listing Service and work with a copywriter to write an outstanding property description. We are now ready to list the home!
As soon as your home is listed on the MLS I will notify local and New York City agents of the new listing and schedule a broker open house so brokers have a chance to preview your home. I will advertise on sites such as the New York Times, the Robb Report, and other high-end sites. I will mail a “Just Listed” card to local residents, and email residents and agents notification of the new listing.
All property showings will be scheduled through the office and will be confirmed with you, the homeowner. I will follow up or all buyer inquiries and all feedback on the property, and keep you informed.
All offers will be promptly presented to you, the seller. The details and terms of each offer will be discussed, including the positives and negatives. I will organize offers and counteroffers. I will negotiate price terms and closing dates. Immediately following an accepted offer, we will coordinate property inspections. After inspections, we will determine if any items need to be addressed.
To prepare for the closing I will gather information regarding the terms of sale and create a memorandum of agreement to be presented to the attorneys for preparation of the contract of sale. I will provide the bank appraiser with comparable listings. I work closely with sellers to assist and answer questions regarding their move. I attend the pre-closing walk through, and I am present at the closing.
